Every June and December, we provide a summary of development activity within the Downtown Denver area. This time around we will cover this in four parts: residential projects today, non-residential projects (i.e. office, hotel, and civic/other) on Thursday, our 3D Future Skyline feature on Friday, and we’ll wrap things up with a Tower Crane Census on Saturday! Riverview at 1700 Platte Update #5

Over the past few months, since our last update on Riverview at 1700 Platte, the 210,000 square foot building has been making great progress. Not only is it above the street level, the project, as a whole, is close to topping out. Let’s start out looking at the project from Platte Street, where the 91,000 square feet of retail will also reside. Here we can see that the concrete shell is working its way up. The southern four-story portion of the building, featured in the first photo, is very close to completely topping out. New Project: 13th & Delaware Apartments

A new 14-story apartment tower is planned for the southeast corner of 13th and Delaware in Downtown Denver’s Golden Triangle district. The 176-unit project being developed by Argyle Residential will rise on a 0.35-acre parcel that was occupied until recently by a surface parking lot and four residential structures that had long ago been converted into bail bond offices. The project is across W. 13th Avenue from the Denver Police headquarters and one block from the Denver Justice Center. An innovative approach to making housing in the city more affordable—co-housing rental apartments—is being developed by Carmel Partners in Downtown Denver’s La Alma/Lincoln Park neighborhood. Located at West Colfax Avenue and Osage Street, the Wellington Apartments will contain 253 apartment units in a five-story building. Here’s a Google Earth aerial image showing the project site: What makes the Wellington Apartments different than your typical apartment community is the co-housing concept. Co-housing is usually developed as a for-sale project where full-sized private homes (attached or detached) are clustered around a “common house” containing kitchen, dining, and recreational spaces shared by the members of the co-housing community. A new multifamily development is under construction at the corner of 16th and Humboldt in the City Park West neighborhood. Consisting of side-by-side five-story buildings at 1570 and 1578 Humboldt, the 16th & Humboldt Apartments is being developed by Pando Holdings and features a total of 100 rental apartments. Below is a Google Earth aerial image with the project location outlined, and a Google Street View image showing the site prior to the start of construction. The 100 homes within the project are high-efficiency units, sometimes known as micro-units, designed to maximize living within a small unit footprint. Over the past six months, the Hilton Garden Inn, going up in the Union Station neighborhood, has been busy with construction activities. These activities include excavation, dewatering, pouring the foundation (all 20 million pounds of it!), and now, installing the tower crane which will help build the 12-story hotel. First, let’s take a look at the new tower crane. Crews were finishing the install well into the evening on Tuesday, June 20. The last time we saw a tower crane in this area was when Elan was under-construction. Since crews were still installing the tower crane, the site was a little tricky to access at the ground level.
